Strategy Session

It all starts with a sit-down conversation where I learn more about your goals and timeline, and ensure your questions are answered. We’ll get to know the sale contract and current market conditions. Then we’ll talk through offer scenarios to discover which strategies are best for you.

Less Anxiety

Buying a house is a big deal! My role is to remove stress and anxiety by providing clear and consistent communication, talking through your options with you, and preparing you for multiple outcomes. You’re in control and I’ll be your trusted partner throughout the process.

Precision Pricing

My approach to pricing is based on nearly a decade of studying appraisals. It’s designed to provide clarity and anticipate issues. First, I’ll work up the data and make a recommendation. Then we’ll collaborate on a pricing strategy that works for your unique situation.

My mission is to support you through this journey by providing information, advocacy, and clarity so you can make decisions that are in alignment with your goals and risk-tolerance level. I’m the calm, neutral voice of reason, not a pushy salesperson.

  • How skilled an agent is (or isn’t) at determining a home’s value can ultimately make or break your investment. During the strategy session you’ll see exactly how I calculate market value with precision, and that there’s a detailed process in place; no guessing, just trustworthy data.

  • I’ll help you evaluate risk by pointing out any issues I see and teaching you what to look for as you tour homes. You’ll have an idea of repair costs and ongoing maintenance expenses before you make an offer. Your home inspector is the expert in these matters but I’ll help you prepare for that process.

  • The St. Louis Association of REALTORS® Sale Contract is 9 pages long with over 24 sections and more than 400 lines of text. I know them like the back of my hand which means I’m adept at using the contract to protect you and able to use it to stack the deck in your favor.

  • I use an intuitive, emotionally intelligent approach to negotiating with other agents to get you the best price and terms. Agents typically know my reputation and enjoy working with me because of my collaborative approach, organized communication, and professionalism.

  • I’ve got the people you need. From inspectors and contractors to painters and landscapers, I can connect you to professionals who have been vetted, are trusted, and are usually the same providers I use for my own home. This services goes beyond the sale so if your air conditioner breaks, call me!

FAQ

  • The best starting point is to book a strategy session where we’ll review market conditions, a sample sale contract, and my proven strategy for determining market value so you can start calmly, confidently shopping for a home. Next we’ll submit your loan application to one or more lenders who will get to work on your pre-approval letter. Within 48 hours you can be ready to start seeing homes.

  • It depends on the purchase price of your home and other factors unique to your situation, but 1-1.5% of the purchase price is a reasonable figure to budget. Other costs include home inspections and a survey (optional) which are around $1,000 and $500, respectively. Add the above estimates to your down payment to calculate your due-at-closing amount.

  • Absolutely! I’ve helped many clients relocate to St. Louis who couldn’t be here to shop in person. I can accommodate virtual showings where you’ll receive detailed feedback on smells, natural light, condition, cleanliness, necessary maintenance and more. I do my best to help you experience the property from afar. Once ready to make an offer, you can sign the contract electronically. Lending laws require all purchasers to be present on closing day for original signatures.

  • I work all over St. Louis and the surrounding counties. I’ve helped clients from St. Louis City to Wentzville, and have even sold a chalet vacation home in Innsbrook. If for any reason I don’t have the expertise for a particular location, I’ll get you connected to someone who does.

  • St. Louis has many vibrant neighborhoods and unique architectural styles to choose from. The best way to find your spot is to start looking at homes in person to get a sense of how they feel to you.   • Maybe. It depends on how you plan to fund the purchase of your new home. If you qualify to carry two mortgages at once, you’ll have the most flexibility.
